What $1 million gets you in 2025: A borough-by-borough breakdown


Remember the days when owning a $1 million apartment signified that someone was “rich?” Now, it’s hard to find a decent condo for much less, especially if you need multiple bedrooms or want to be in a desirable neighborhood. But there are hidden gems if you know where to look, and are perhaps willing to sacrifice a few items on your wishlist. Ahead, we’ve found $1 million listings in each borough that might surprise you.
THE BRONX



Don’t underestimate the Bronx when it comes to views. This 10th-floor, three-bedroom unit features floor-to-ceiling windows that overlook the Hudson River, Palisades, and even the Mario Cuomo Bridge.
It’s located in Spuyten Duyvil, which The New York Times noted has “crosscurrents of suburb and city.” Just south of Riverdale, the neighborhood has plenty of streets that resemble a Westchester town but also offers amenity-rich condo towers.
That said, this apartment is within La Rive, where you have access to a year-round indoor pool, sauna, and gym. Even better, it’s just a 10-minute walk to MetroNorth and, from there, a 25-minute train ride to Grand Central.
The apartment has two full bathrooms, one of which is an en-suite for the primary suite, as well as tons of closets and a balcony off the living room to take in those stunning views.

Here’s another Bronx beauty with incredible views of the Palisades and Hudson River, which you can take in from a corner stretch of 10-foot windows or the spacious balcony.
The unit has three bedrooms, all of which have en-suites, and there’s also a powder room for guests as well as a nicely sized foyer.
But what really makes this a coveted apartment is its location.
“Riverdale has a distinctly suburban feel: tree-lined streets, expansive parks, and a peaceful atmosphere all just 30 minutes from Midtown Manhattan by car, Metro-North, or subway,” Erin Boisson Aries, licensed associate real estate broker at Douglas Elliman and head of the Erin Boisson Aries Team, recently told 6sqft.

BROOKLYN



This two-bed, two-bath apartment is only 752 square feet, but it has a fairytale-like private terrace complete with a pergola and landscaped garden beds.
It’s also located in a charming brownstone on a tree-lined street in the Bedford-Stuyvesant Historic District, just a couple of blocks away from the A and C trains.
The home is perfectly lovely, with an exposed brick wall and modern finishes. However, you’re not getting a ton of living space for $999,000. In fact, from 2020 to 2021, Bed-Stuy had the greatest increase in median home sale price of any neighborhood in New York City, jumping from $600,000 to $800,000, according to Patch.

According to data from the NYU Furman Center, “prices of residential properties have increased 135% in Bushwick since 2009.”
This $1,050,000 apartment seems like a pretty decent deal, considering it has two bedrooms, one and a half bathrooms, nearly 1,400 square feet of indoor space, and a large outdoor garden—especially given that it’s twice as large as the Bed-Stuy unit.
However, the living space is quite small, as are the galley kitchen and two bedrooms. The third bedroom is part of an open lower level where the washer/dryer is; it’s technically listed as a media room/office on the floor plan.

MANHATTAN
This Upper East Side penthouse is spacious and nice, but to be fair, the interior is pretty run-of-the-mill for the neighborhood. However, the wrap-around terrace is like a true secret garden perched atop the tree-lined streets of Yorkville.
The co-op apartment has one bedroom with an en-suite bathroom, as well as a powder room and a den that’s currently set up as an office but could easily be another small bedroom. The bathrooms and kitchen might be a bit outdated for some people’s taste, but considering the list price is only $925,000, there’s plenty of wiggle room for updates.
The building is between York Avenue and the FDR, just a few blocks from Carl Schurz Park.

Two bedrooms, a large media room, and a massive outdoor deck for just shy of $1 million in Manhattan? It sounds too good to be true, but that’s exactly what’s on offer at this West Chelsea apartment.

QUEENS

There’s no shortage of new-development condominiums in Queens, and the Noble LIC outdoes itself with outdoor amenities, including a workout terrace and a 4,200-square-foot landscaped roof deck with grilling stations and panoramic views.
It’s located in the Dutch Kills section of the neighborhood, which is a 15-minute subway ride to Manhattan and right near Astoria and plenty of green space including Dutch Kills Playground and Sven Park.
Because it was just completed in 2024 and has such luxury amenities, the $1,039,000 price tag will only get you a one-bedroom, one-bath unit that only measures just 616 square feet. But for the right buyer, it makes up for the indoor space with a 433-square-foot, wrap-around terrace with stunning Manhattan skyline views. It seems like Queens is the place to go if you’re in the market for over-the-top outdoor space. STATEN ISLAND



Unsurprisingly, your money will go a lot further on Staten Island. If you’re willing to make the jump and rely on the ferry, you can get an entire freestanding house with a backyard.
This three-bed, two-bath home is being sold for the first time in 50 years, and while a buyer may want to update some things, the biggest expense, the kitchen, has been completely modernized. In addition to a large living room and dining room, there’s a big family room. There’s also a lower level with an attached garage, laundry room, storage, rec room, and bonus room.
Because this part of Todt Hill is on a high elevation, there are stunning views and a quiet, private feeling. Across the street is High Rock Park, and just down the road is the Richmond County Country Club. And a five-minute drive will bring you to Midland Beach.
